Procedures and Policies

When any group of people, no matter what size, share property, rules must be set down for its use. These rules and their enforcement are essential to preserve property values in the community. The information below has been excerpted from the “Welcome Packet.” You should download and familiarize yourself with ALL of the important information contained with the Welcome Packet.

ARCHITECTURAL CONTROLS - No changes may be initiated without written approval from the Board of Trustees. You must submit a Modification Request Form to the Management Office. The Board of Trustees will then review and respond in writing with a decision.

INSURANCE - The Association has secured insurance coverage for the Association and the common elements. Homeowners are responsible for insuring their own unit and its contents, and personal property. These items are not covered by the association’s insurance policy. Consult an insurance agent to provide you with insurance coverage for real and personal property not covered by the association's insurance policy.

RENTERS - Renters come under the same rules and regulations as each homeowner and accordingly, have the same privileges and use of shared property. The tenant MUST be made aware of his or her responsibilities and a copy of the Association rules MUST be provided to your tenant and made part of your lease. Once a homeowner has leased their unit, he/she is required to submit required information to the Management Office within 14 days. Click here for renter information and forms.

PARKING -Each unit has been provided with a designated numbered parking space within the complex. The designated parking spaces for Townhome units are their driveways. Unassigned parking spaces are on a first-come first-serve basis and may be used by any resident or guest. Residents are required to park on the same street of their unit’s address.

PETS -Darlington Ridge is a pet-friendly community. Each owner must complete a pet registration form and abide by the “pet curbing rules”of the Association. Doggie bag stations are provided throughout the community. Please dispose of pet waste appropriately.
